Occupancy report – Visit property and provide report on occupancy status and exterior/interior property condition.
Cash for Keys – Meet and make arrangements for a successful cash for keys exchange.
ReKey – Make arrangements once property is vacant to have property rekeyed or if necessary new locksets placed on property.
Securing property – Inspect and confirm property is secure.
Initial inspection and BPO – Inspect property for damage. request repairs. If necessary collect bids for needed and approved repairs.
Exterior – Initial yard clean up, monthly maintenance, pool maintenance, obtain pool inspections and bids for repairs if necessary. Obtain bids and supervise repairs as needed.
Interior – Initial trash out, repairs as needed and requested, supervise and obtain bids for other repairs and rehab.
Inspect properties listed and pending no less than every 10 days, interior and exterior.
List properties and advertise on MLS, appropriate websites, advertise to real estate investment groups, market to local Realtor community, sign in yard and MLS lockbox on property. Emails to groups of buyer’s agents, buyers, investors and other interested parties. Motor home REO tours, Realtor and public open houses with buyer workshops.
Receive and process offers, run net sheets if asked, detail seller paid buyer closing costs if requested. Monitor escrow to assure escrow closes on time, turn on property utilities.
